Where can I get the best rental lease? Renting home in Austin, TX.?

Renting for the first time, and am looking for a good lease that will be very clear, and include all the information protecting me as a landlord, and likewise to the tenant. However, I wanted to ask for any advice you may have. Hopefully someone can tell me a lease that has worked well for them. Any help is appreciated. I have heard horror stories of leases that aren't clear about late payments, evictions, etc. Thanks in advance!
